Case Study with a Landlord

Master key suites for Peterborough based Private Landlord

Peterborough landlord Emery Handley installs Mul T Lock on thirteenth dwelling. Mr Handley uses Benn Lock and Safe to produce his cylinders and keys.

Aim

The client stated he wanted easy access for himself and maintenance staff and control of duplication of keys. Richard Hunt suggested the Mul T Lock Integrator as the cost effective method.

Mr Handley owns and manages several Peterborough properties for himself and others. They are mostly Houses in Multiple Occupation (HMO). He uses a Mul T Lock master key suite designed and administered by our locksmith service department in Fengate Peterborough.  He chose Benn because they can produce keys quickly and can add to the suite and alter it with locally held stock. This means there are no delays when adding another property to his portfolio.

Cylinders are configured with keyed alike cylinders for external doors and and differ Mul T Lock Keys cylinders for bedroom doors.  All operated by the master key.

In this case the landlord chooses not to use a common entrance cylinder on the properties because it gives him greater flexibility if he wants to swap cylinders from house to house.

Says Richard Hunt of Benn Lock and Safe: “some property owners – mostly of blocks of conventional flats – like to use a common entrance cylinder. It is convenient for tenants and it saves money on keys – every flat key also operates the common entrance door lock”.

The flexible design allows for additions to any suite but keys can only be cut on production of the authorisation protocol to ensure tight control of key duplication.

Richard continued: “The system we selected is able to cope with the master key requirements by implementing patented design features. It also works with a range of cylinders and other locks which can be integrated into the suite for added convenience without compromising on security. The system is capable of incorporating padlocks as well as door locks.

Mr Handley said “I decided to try out a master key system on a couple of houses and immediately felt the benefits of being able to move around my properties without feeling or looking like a jailer. I carry the master key with me at all times and this saves me much running around.” He added “once I realised the benefits I decided to change all my locks to the Mul T Lock system. Benn are easy to deal with, they are local and offer a swift and friendly service”

He went on “I was concerned tenants may change the cylinders but I made it a condition of tenancy not to do so. I manage the properties closely and it has not proved to be a problem.”
